A Landmark Performing Arts Venue Built in Harmony with the Ozarks
Tucked into the hills above Beaver Lake, the new Opera in the Ozarks theater is a rare blend of architecture, engineering, and respect for the natural landscape. Designed to elevate both performance and place, this one-of-a-kind venue replaces and upgrades existing facilities on a historic campus while preserving the wooded character that has defined Inspiration Point for generations.

Located along US-62 in Eureka Springs, Arkansas, the 28,608-SF theater was constructed using a construction manager at-risk delivery method, with Crossland Construction heavily involved from preconstruction through completion. The project was completed on time and within budget, despite extraordinary site constraints and unforeseen subsurface conditions.

Building Where Nature Sets the Rules
From the outset, the project team embraced a guiding principle: disturb the land as little as possible. The building footprint was intentionally limited to avoid removing trees, preserve natural slopes, and protect long-established views of Beaver Lake and the dam below. That commitment drove every decision, from building placement and orientation to construction logistics.

With minimal access and a steep mountainside site, traditional construction methods weren’t always an option. Crews relied on a tower crane to move materials efficiently, a solution more typical of dense urban projects than remote natural settings. Every delivery, lift, and pour required careful planning to avoid unnecessary impact on the surroundings.

Self-Perform Excellence Under Complex Conditions
Crossland self-performed all concrete, steel erection, and finish carpentry, along with doors, hardware, and toilet accessories. This level of hands-on involvement proved critical on a site where access was limited, and sequencing had little margin for error.

During early earthwork and foundation construction, crews uncovered a significant soil anomaly, a cave beneath the center of the building. With construction already underway, the team worked closely with the design partners to redesign the foundation system in real time, keeping the project moving forward without compromising structural integrity or schedule.

Designed for the Experience, Inside and Out
Architecturally, the theater was designed to disappear into its surroundings. Exterior materials and colors echo the woods including wood-like paneling, dark finishes, and natural textures. A long, winding walkway leads guests through the trees to the building, with exterior lighting suspended from existing trees rather than added structures.

Inside, the experience is anything but typical. Unlike most enclosed theaters, this venue features glass on two sides, allowing the performance space to open visually to the Ozarks landscape. The lobby is oriented to frame views of Beaver Lake, while interior accent walls incorporate ornamental reliefs and wood elements that reflect the site’s natural character.

Though the building appears modest from the front, it rises nearly ten stories as it steps down the mountainside, an engineering feat made possible by thoughtful design and precise execution.

A Theater That Performs at the Highest Level
The greatest validation came after turnover. When the first performances took the stage, feedback from audiences and artists alike confirmed what the team hoped to achieve: audio and acoustics that rival some of the best theaters in the country.

The new Opera in the Ozarks theater is more than a performance venue. It is a carefully crafted destination, one that honors a century-old campus, embraces the challenges of its setting, and delivers an unforgettable experience for performers and patrons alike.
