With a budget of just under $20 million, the 72,200-square-foot facility is designed to impress, featuring high-end finishes and innovative design elements throughout.
The exterior of the dealership includes a combination of metal panels, thin-set brick and stone, Nichiha panels, and painted tilt wall, creating an attractive and modern aesthetic. The use of these materials emphasizes both durability and luxury, offering a welcoming and upscale first impression to customers. Inside, the dealership continues the theme of luxury with tile flooring, painted walls, dealer branding graphics, and interior glazing for the sales offices. These finishes are crafted to enhance the customer experience, ensuring a sophisticated atmosphere for potential buyers.
Throughout the pre-construction phase, Crossland provided value engineering and constructability reviews, offering estimates at the 35%, 50%, and 100% drawing stages. However, about three months into the schedule, the project underwent a major redesign at the direction of Stellantis, the parent company of Chrysler. This change led to a shift from a two-story design to a single-story building and a combination of tilt-wall and steel construction, which impacted the project timeline.
The redesign also affected the construction process. By the time the new building design was approved, much of the civil work was already completed, preventing Crossland from performing concurrent tasks. This delay was mitigated by the team’s commitment to pushing through the changes and completing the work as quickly as possible.
To address challenges with the city and the developer, Crossland leveraged strong connections to resolve platting issues and ensure the timely completion of the certificate of occupancy. The project also highlighted the importance of clear communication with the architect. When rework was approved, the architect did not address the necessary changes in a timely manner, which led to payment delays. Crossland was proactive in resolving this issue by sending a serial letter after approval to ensure that the changes were reflected in the schedule of values and to avoid further delays.
Ultimately, the dealership was completed on time and within budget, providing a sleek, high-end showroom experience for McKinney customers. This project not only elevated the local auto retail experience but also reinforced the importance of adaptability, proactive communication, and leveraging strong relationships in navigating complex construction challenges.
