The McFryar Building is a 35,528-SF speculative warehouse constructed in Springdale, Arkansas, designed to provide a clean, adaptable industrial space ready for future tenants. Delivered through a negotiated contract, the project shows Crossland’s ability to build warehouse facilities efficiently, stay coordinated, and lead the work in the field.
Located along North Thompson Street, the building was developed as an open industrial shell, prioritizing durability, flexibility, and speed to market. While the interior was intentionally left unfinished, the exterior incorporates a mix of brick, EIFS, storefront glazing, and metal panels, giving the building a professional presence suited for a range of potential users.
Self-Perform Effort That Kept the Project Moving
Crossland self-performed concrete work and doors and hardware, with additional support from Crossland Prefab, which supplied rebar for the project. This hands-on approach allowed the team to control critical sequencing and respond quickly to field conditions.
One of the most demanding moments came during a paving pour when heavy rain set in and threatened the schedule. Rather than shut down, the concrete crews worked through the night, using Portland cement and power trowels to protect the pour and maintain progress. Their effort paid off, preserving quality and keeping the project moving forward.
Navigating Supply Delays
The primary schedule challenge stemmed from extended lead times for the pre-engineered metal building components. While the slab was ready, the project experienced a delay of several months waiting on delivery. The experience reinforced the importance of early procurement planning for similar warehouse projects in the future.

Completed within budget, the McFryar Building delivers a solid, market-ready warehouse that balances simplicity with durability.
