Reliable Infrastructure in Action: Gardner Subarea Complex for KDOT

Crossland partnered with the Kansas Department of Transportation (KDOT) to build the Gardner Subarea Complex—a fully integrated operations center serving road maintenance personnel across the region. Located in New Century, Kansas, this 20,668-square-foot facility sits on a 10-acre site and includes several purpose-built structures to support KDOT’s year-round operations.
The main office/shop building features break areas, administrative offices, two large shop bays for salt truck maintenance, and a full wash bay. In addition, Crossland constructed a dedicated equipment storage facility and a salt/sand bunker for road treatment materials. The office/shop building was built using a pre-engineered metal building (PEMB), self-performed by Crossland crews, while the equipment storage building was designed as a delegated design pole barn with metal exterior panels. The salt/sand bunker combined concrete stem walls with wood framing and metal cladding.
Durable, Functional, and Built to Last
Exterior finishes include split-face CMU wainscoting and metal wall panels for long-term durability. Inside, the office features painted drywall and practical finishes, while the shop bays use metal liner panels and exposed structural elements for efficiency and ease of maintenance. The wash bay incorporates full-height FRP wall panels to handle heavy use.
Overcoming Delays Without Compromise
Despite a two-month delay due to unresolved land agreements and a steel delivery accident, Crossland completed the project more than a month ahead of schedule. There were no change orders passed to the client for these disruptions—an outcome made possible by Crossland’s proactive coordination and strong commitment to client satisfaction.
Adding Value Through Partnership
From coordinating with four different utility companies to redesigning driveway access, to visiting KDOT’s existing facility to ensure design compatibility with relocated equipment, Crossland went the extra mile. This early collaboration helped resolve critical plan revisions before construction began, keeping the project efficient and aligned with the client’s operational needs.
