When healthcare organizations need to expand their services while meeting tight patient care deadlines, coordination becomes everything. That’s exactly what we faced with the Baylor Scott & White (BSW) Medical Office Building project in Frisco, where BSW needed six distinct medical spaces ready for patients – each with different opening dates and unique requirements.
This $9.4 million tenant improvement project transformed 46,089 SF of space into specialized healthcare facilities, including OBGYN and women’s health clinics, imaging centers, digestive disease treatment areas, and cardiovascular health services. The complexity wasn’t just in the scope – it was in the scheduling dance required to get each space operational when patients needed them most.
Our team quickly recognized that the original construction sequence wouldn’t align with BSW ‘s patient care priorities. We redesigned the entire project schedule early on, creating a waterfall approach that kept trades moving efficiently between spaces while ensuring each clinic could open on its designated first patient date.
The project required careful coordination with multiple BSW project managers – one for each space – along with various medical specialists who had specific needs for their practice areas. This meant managing not just construction logistics, but also the diverse personalities and requirements that come with healthcare environments.
While most finishes remained standard healthcare-grade materials like tile and carpet, we incorporated custom millwork for check-in desks and lobby areas that enhanced the patient experience. These design elements helped create welcoming spaces that reflected the quality-of-care BSW provides.
The entire project team stepped up when weekend and evening work became necessary to maintain the aggressive timeline. This hands-on approach and willingness to adjust schedules kept all six spaces on track for their individual opening dates.
The project wrapped up in seven months, with each medical space receiving its certificate of occupancy on schedule. The result: BSW could begin serving patients exactly when planned, without delays that could impact community healthcare access.
