When Sunbelt Rentals needed a comprehensive headquarters and distribution facility in Grapevine, Texas, they turned to us to deliver a complex 105,177 SF campus spread across five distinct buildings on 17 acres. This $43.2 million project combined sophisticated office spaces with functional warehouse facilities, all while achieving LEED Gold certification.

The centerpiece of this development is a striking three-story office building featuring a basement level and impressive architectural details. From the moment visitors approach, they’re greeted by an elegant fountain – a unique feature that became one of our more challenging installations. The building’s exterior showcases beautiful veneer stone accents complemented by sleek metal panels, creating a professional appearance that reflects Sunbelt’s industry leadership.

Inside the main building, we created an impressive atrium featuring a Venetian wall that extends from the ground floor all the way to the third level. This dramatic architectural element serves as the focal point of the interior design, though we worked closely with the client to balance design aspirations with budget realities throughout the process.

The four supporting warehouse buildings presented their own set of complexities. These pre-engineered metal structures came from a manufacturer in Maryland, and coordinating their specifications with the architect’s drawings required careful attention to detail. We discovered dimensional discrepancy – including one building that was off by nearly a foot in length – and worked systematically through each structure to ensure proper integration with the overall design.

Our team successfully navigated the LEED Gold certification process, managing the extensive documentation and compliance requirements that come with green building standards. While this added layers of complexity to the project, we delivered on the client’s sustainability goals without compromising the timeline.
