L3 Harris Hangar 11 Remodel

Adapting to Challenges: Crossland’s Renovation of L3Harris Airplane Hangars in Tulsa

What began as a routine renovation quickly evolved into a test of adaptability and expertise. Crossland was contracted to renovate 34,400 square feet across three airplane hangars in Tulsa, Oklahoma, for L3Harris Technologies, a global leader in aerospace and defense technology.
Scope of Work: A Project That Expanded Midway
Originally a $1.7 million project, the renovation included:
• A simple office renovation in one hangar
• Full interior demolition in two others
However, unexpected structural and compliance challenges led to major adjustments, ultimately doubling the project’s scope to $3.4 million.
Navigating Compliance & Code Challenges
During demolition, it became clear that the existing office spaces did not meet city code requirements, and the restrooms were not ADA compliant—a factor not accounted for in the original scope. This required a complete interior gut job for two of the hangars.
Additional challenges included:
• Non-compliant wood-framed areas that the city required to be removed
• Collapsed sewer and gas lines venting into the ceiling
• Structural updates to bring the hangars up to code
While exterior work remained minimal—limited to waterproofing repairs—the hangar interiors underwent a full transformation, featuring epoxy flooring, carpet tiles, and fresh paint in the office spaces.

With each new discovery, our team acted fast. We worked closely with L3Harris, providing quick pricing and guiding critical decision-making to keep costs as controlled as possible.
Despite the unexpected hurdles, we delivered a high-quality, compliant renovation that met the owner’s needs. The ultimate reward? Watching planes roll into the finished hangars—a powerful reminder of why we take pride in what we build.
