Gateway North – Building 100
Creating Space in Bentonville
Bentonville, AR
As the Northwest Arkansas region expands, the demand for leasable business space follows suit. This need was met in May 2021 with the 275,000 SF warehouse at Gateway North Park in Bentonville.
This $8.3 million core and shell warehouse, situated on Airport Boulevard, offers extensive room for diverse business activities.
Crossland constructed the exterior utilizing concrete wall panels, known as tilt-up panels. This material offers several advantages, including speed of construction, cost-effectiveness, durability, and flexibility in design.
Overcoming Hurdles
The project began during the peak of the Covid pandemic, and the project faced a three-month halt due to a city shutdown. Upon city approval to resume work, Crossland’s team made significant efforts to restore project momentum and get it back on track.
Despite the substantial challenges posed by the pandemic across multiple projects, our cohesive teamwork and diligent efforts ensured successful project completion.
Making It Right
Another unique challenge on this project was the noise generated by the concrete work. This work required early morning and late-night execution, leading to some complaints from nearby residents.
In response, Crossland extended the offer of hotel accommodations during this specific time of operations to help ease the disruption.
In the face of setbacks, including delays, noise issues, superintendent changes, and challenging weather, our team demonstrated resilience, delivering an expansive warehouse filled with possibilities for the owner.
