Crossland Construction successfully delivered a massive distribution facility for Fanatics, a leading sports merchandise retailer, strategically located at the intersection of two major interstates in Waxahachie, Texas. This tilt-wall construction project represented the first building in a master-planned industrial development by BlueStar Land.
Serving as Construction Manager at Risk, our team joined the project after the design development phase, providing crucial budgeting assistance through final design completion and delivering a Guaranteed Maximum Price. The 637,573 SF facility sits on a sprawling 42-acre site and functions as a distribution center featuring comprehensive racking systems and office space for employees.
Despite its impressive scale, the project was completed on schedule and within budget over a 12-month timeline. The final contract value reached $39.3 million, with only a 5% change order rate resulting from client-driven additions.
The project team successfully navigated unexpected challenges, including working with the city to implement a drainage solution for a nearby water tower that required bi-annual draining directly through the project site. Our innovative approach prevented over 3 million gallons of water from potentially flooding the facility.
To optimize efficiency, our project management team employed multiple concrete subcontractors simultaneously – dedicating one exclusively to paving and another solely to building construction – ensuring steady production and adherence to the timeline.
