The 225 Sycamore apartments in Wichita, Kansas, set a “new standard of living” with their wide range of amenities and luxury finishings, significantly elevating the living options in the city’s Delano district. This $31 million, 200,000-square-foot project includes 204 apartments and a parking garage.
Proactive Solutions
A build as large as this comes with particular challenges, especially when working with post-tension concrete. Our team worked with several different suppliers for the portions of the concrete pours. Our strategy was to work from the inside out. We started at one end, poured the panels, and then worked to get to the apartments. There were some design alterations throughout the project, which impacted the timeline, but turnover dates were met. The project team worked closely with the city and Fire Marshall to turn over completed sections at a time.
Constructing the pool on top of the parking garage presented another challenge, although it provided our team with a valuable learning experience. We completed the project confident that we had closely collaborated with both field and office teams to tackle challenging tasks with utmost precision.
Budget and Schedule Adherence
Despite the design alterations and some challenges, the project was completed within its $31 million budget. Effective budget management and upfront strategic planning enabled the team to deliver a high-quality, luxurious living space while adhering to the budget.
Interior and Exterior Features
The project features a variety of exterior and interior finishes. Exterior features included stone masonry, brick, metal trim, EIFS, and a pool atop the parking garage. Interior finishes comprised luxury vinyl tile (LVT), carpet, tile, and high-end millwork. Crossland self-performed concrete, steel, and other key elements of the construction, showcasing advanced building techniques and materials.
Community Impact
The 225 Sycamore apartments enhance the Delano district by offering high-quality living spaces and a range of amenities such as a 24-hour fitness center, entertainment kitchen, sunken pool fire pit, and hammock garden. These features contribute to a vibrant community atmosphere and improved quality of life for residents.
