Sometimes it’s true that if you build it, they will come. Other times, you know they’re coming, so you better build it.
In Mansfield, Texas, it was probably a little of both. With new businesses entering the area, the city needed to upgrade its storefront and office offerings. By doing so, they were sure to attract even more business. The solution: the Mansfield Urban Industrial Park, a $16 million, 267,000 SF complex that is the first of its kind in Mansfield.
Owned by Longbow Interests in Mansfield, the complex is made up of three concrete tilt-wall shell buildings. The buildings were all constructed at the same time, which introduced several challenges the Crossland team had to overcome. For example, to capitalize on subcontractor productivity, it was important that each sub moved from one building to another without having to remobilize.
The project began in March 2021 and was completed a year later. The month of May 2021 brought heavy rains to the area, which caused a variety of issues and delays.
One particular challenge came when several piers on one building settled and caused the panels to shift into each other. Crossland stepped in to work with an engineer to solve the problem without affecting the project budget.
Crossland worked closely with the design team to find solutions to challenges along the way. In the end, the city of Mansfield was given a quality industrial park to house current and future businesses.
