Northgate Plaza – Phase III

Northgate Plaza, in the Pinnacle Hills area of Rogers, Arkansas, is as stylish as it is functional. It was built to house globally acclaimed brands such as Kellogg’s and a Pepsi, both major vendors with a nearby Walmart.
It was also built to impress. It was built with style and curb appeal in mind. Northgate features storefronts, curtain wall, and custom-colored aluminum composite panels that complement, as well as color-changing LED lighting that provides a customizable look to the building.
It’s a beautiful piece of architecture in a beautiful part of the Midwest. Much like all of Northwest Arkansas, Northgate Plaza continues to grow and expand. The facility was originally built in two separate phases, and Crossland was called upon to add a third.
The $13 million, 60,000 SF addition provides much needed office space for vendors and area businesses. It was built between March 2021 and February 2022. Because the owner already had a tenant lined up for the space, the project called for a relatively tight timeline and budget, leaving little room for errors or delays.
Phase III was built using curtain walls and metal panels. A bridge connects this new construction to the existing parking garage. The half-covered 5th floor patio features turf and overlooks the Walmart Amphitheater.
Crossland used side plate design for steel erection, which allowed for faster connection of the beams and columns. The Alcobond aluminum panels are a unique feature, as they change color depending on the angle and lighting.
Another unique aspect of this building is that it was constructed on spread footing instead of a traditional foundation, saving both time and money. Spread footing foundations have wider bottom portions compared to a load-bearing foundation. This wider bottom works to disperse the weight of the structure over a larger area for greater stability.
Tying this new facility to the existing structures presented a variety of challenges and required extensive planning and coordination among all teams. Quality checks on a building of this size were essential, particularly given the tight timeline. To ensure this project was completed on time and on budget, Crossland used a variety of innovative programs for many aspects of the build. PlanGrid Build was used to assist with personnel and project management. This popular app was a huge help in communication and coordination, particularly when the project encountered steel delays and the failure of the initial plumbing crew.
Crossland also used Open Space’s 360 degree photography program to provide the owner with a clear vision of how the project would look during construction and upon completion.
Asta Powerproject was used for scheduling and was essential to Crossland completing this project on time, especially when the completion timeline was moved up by one month, causing stacking of different trades.
The project stayed on budget with the help of Value Analysis and Geofoam. Crossland made necessary adjustments and used extensive communication to overcome the various challenges that arose. We leveraged our expertise within Crossland and held a weekly meeting with subcontractors in the last month to keep everyone informed and on track.
The end result was a beautiful facility that continues to enhance the Rogers skyline and provide necessary, top-quality office space for the area’s business community.
