The Village at Crosswinds was a two-year project encompassing 22 acres of site development and 83,000 SF of retail space along a busy corridor in Phenix City, AL. The leading retailer within the shopping plaza is the 40,000 SF Renfroe’s Market, a welcome addition to an area of town that has lacked grocery store access.The complex also includes 26,000 SF of retail space that will house full-service restaurants and fast-food outlets, plus potentially a barbershop, nail salon, and dentist office. Six outparcels are for sale as build-to-suit or ground leases. The developer for this project was Altera. We were responsible for all the earthwork, utilities, and access roads, including lanes added to the highway in front of the development for easy entry and exit. We also built two shell buildings as part of the project –a warm, bright shell for Renfroe’s grocery store, and a cold, dark shell for the multi-tenant strip center. Additionally, crews ended up doing the grocery tenant infill as a separate project. The development has ten other lots to accommodate future business and construction builds.Exterior features and finishes included a combination of EIFS, Decco Stone, and glass storefronts, plus concrete footings foundations and tilt-up concrete panels for exterior walls. Interiors included stained and polished concrete floors, painted exposed ceiling structure, gypsum board, and painted interior walls.The Village at Crosswinds will add several businesses and job opportunities to the Phenix City community.
